What is a building permit?

A building permit is a legal document that is issued for proposed building works and relates specifically to the carrying out of building construction, complying with relevant regulations. There are times when a planning permit may also be required. We can assist with the determination of when and where a building permit is required.

How do I obtain a building permit?

Before applying for a building permit, you need to choose abuilding surveyor. We have a surveyor we work closely with and will generally include the building permit application fee and submission process in our quote. We can apply on your behalf for the building permit with your authorisation, to ensure this process is as faultless and smooth as possible.

What is a planning permit and how do I know if I need one?

A planning permit is a legal document that allows a certain use or development to proceed on specified land. You may need both a planning permit and building permit for a new dwelling, contact your local council’s planning department to confirm –we can help with this process.

Is there warranty on the house?

Yes, the VMIA has determined a standard 6 years on structural defects, and 2 years on non-structural defects. More info at www.dbi.vmia.vic.gov.auHowever, we are confident in our quality of work an give 10years Structural warranty and 3 years on non-structural.

What is an soil report?

A series of soil samples taken from your land to ensure engineers can classify your soil type and identify the appropriate footing system for your home.

What is an easement?

An easement is a section of land registered on your property title which gives someone the right to use that land for a specific purpose (e.g. council access to sewerage and storm water pipes.) We cannot build any permanent structures on an easement.

How long is the build period going to be?

This varies on the size, design, and inclusions of your home. Your building contract will acknowledge a time frame that the build must be completed by, but you will get an idea about the approximate time frame in your initial meeting.

What is the most important part of the build to us?

How often can I visit the building site and look at my home under construction?

You can schedule a site inspection at any time during business hours to examine your home. We also ensure that regular site meetings take place throughout the construction period to keep you consistently informed and updated. These meetings will be reflected in your schedule and can be accessed through your client portal, with a reminder sent in advance.
